Who We Serve

Insurance appraisals for condominium associations and the people who insure them

Coverage Estimate works with the boards, managers and insurance professionals responsible for shared residential property. Each group needs the same thing, a defensible replacement cost, but uses it in a different way.

Condominium associations

A condominium association usually insures the buildings and common elements under a single master policy, while unit owners insure their own interiors under individual HO-6 policies. Exactly where that line falls depends on your declaration and on state law, and it directly affects what belongs in the replacement cost. An appraisal that values the wrong scope will produce the wrong limit, however carefully it is priced.

Coverage Estimate starts every condominium engagement by confirming that scope, then values structure, roofing, exterior envelope, common-area interiors, and mechanical, electrical and plumbing systems with local labor and material pricing.

  • Set or confirm the master policy building limit before renewal
  • Reduce the risk of a coinsurance penalty or a shortfall after a total loss
  • Give owners a documented basis for the association's insurance decisions

Most relevant: Condominium Insurance Appraisals and Master Policy Insurance Valuations.

Community associations

Planned communities and master associations often own fewer residential buildings but a wider variety of structures: clubhouses, fitness centers, pool buildings and equipment, gatehouses, maintenance facilities, cabanas, and site improvements such as walls and fencing. These assets are easy to undervalue because they were often built in phases and rarely appear on a single set of plans.

We inventory each insured structure during the site inspection and price it individually, so a renovated clubhouse is not carried at its original construction cost.

  • Build an accurate schedule of every insured structure
  • Capture amenities and improvements added since the last valuation
  • Support decisions about which items to insure and at what limit

Most relevant: Replacement Cost Evaluations.

Property managers

Community managers and management companies are usually the ones who coordinate the appraisal, gather documents, arrange access and forward the report to the agent. Across a portfolio of associations, they need a process that is predictable and a deliverable that does not create more questions.

We keep intake to a short document list, respond within 1 business day, and deliver a report that is ready to hand to the carrier. Explore how the process works to see what you will be asked for.

  • One point of contact and a clear document checklist
  • Turnaround of 10–15 business days from site inspection to final report
  • A consistent report format across the associations you manage

Insurance agencies & brokers

Agents and brokers who place association master policies need values they can stand behind with underwriters. A figure based on an old appraisal with annual inflation factors applied may no longer reflect what it would cost to rebuild, and underwriters increasingly ask how a value was derived.

An independent Coverage Estimate report gives you a component-level cost breakdown, a methodology summary, local pricing citations and photo documentation to submit alongside the statement of values. Because the valuation is independent, it stands apart from the placement itself.

  • Support requested limits with documented replacement cost
  • Identify insurance-to-value gaps before renewal, not after a claim
  • Refer clients to an independent source instead of estimating values yourself

Most relevant: Insurance-to-Value Analysis and Insurance Valuation Consulting.

HOA boards

Homeowners association directors are usually volunteers. They are asked to approve insurance limits that run into the millions, often with a short renewal window and limited technical background. What they need is a number they can understand and a record showing they acted on independent advice.

Our reports explain the methodology in plain language, and we are glad to walk a board through the findings. Many boards note the appraisal in their minutes when they approve limits.

  • Understand what drives the replacement cost of your community
  • Compare current limits against an independent figure
  • Plan a full update every 3–5 years, with lighter updates between

Commercial residential communities

Large apartment communities, mixed-use residential buildings and multi-phase developments bring scale and complexity: high-rise and mid-rise construction, parking structures, retail podiums, elevators and central plant equipment. Ordinance or law requirements and phased construction can also materially affect the cost to rebuild.

We value these properties building by building, so each structure carries its own figure on the statement of values and changes in one building do not distort the rest.

  • Per-building replacement cost for multi-structure properties
  • Reconstruction estimates that reflect current code and construction type
  • Consistent methodology across a portfolio

Most relevant: Building Reconstruction Cost Estimates.
