Insurance Valuation Consulting for Boards, Managers, and Brokers

A valuation report is only useful if the people relying on it understand it. Coverage Estimate's insurance valuation consulting helps boards and their advisors use replacement cost figures at renewal, during carrier value reviews, and when a claim is in dispute.

What insurance valuation consulting is

Our other five services each produce a report. Insurance valuation consulting is different: it is advisory support for the decisions that follow. Boards rotate, carriers ask pointed questions, renewals arrive on tight timelines, and claims raise valuation questions nobody anticipated. Consulting gives your association access to valuation expertise at those moments, so the numbers are used well rather than filed away.

Coverage Estimate consults on valuation: what a replacement cost figure means, how it was built, whether it is still current, and how it relates to your policy. Coverage selection remains with your board and your agent or broker, and legal questions belong with counsel.

When associations call us

Before renewal

A board wants to know whether last cycle's value still holds, or whether it is time for a full appraisal or a lighter update. We review the valuation documents you have, the age of the last appraisal, and what has changed at the property, then explain the options. A full appraisal is commonly recommended every 3–5 years with lighter updates in between, and consulting helps you place your association on that cycle.

When the carrier asks for value verification

Carriers and underwriters sometimes question stated values or request independent support. We help you understand what is being asked, what documentation answers it, and whether an existing report covers the request or a new valuation is warranted.

When the board or owners need an explanation

Replacement cost reports are technical. New board members, owners facing a higher premium, or a manager presenting to several communities often need the methodology explained plainly. We walk decision-makers through what the figure includes, why it differs from market value, and why it moved.

When a claim raises valuation questions

Disputed claims can turn on what the property would cost to rebuild, whether coinsurance applies, or how values were documented before the loss. We provide valuation perspective and documentation support. Claim negotiation, coverage interpretation, and legal advice remain with the appropriate professionals.

What's included

  • Review of existing valuations and the values stated on your current policy.
  • Plain-language explanation of methodology, components, and changes from prior figures.
  • Guidance on next steps: whether your situation calls for a full appraisal, a focused evaluation, an ITV analysis, or no new work yet.
  • Support for carrier and broker conversations about stated values and documentation.
  • Valuation perspective on disputed claims where replacement cost or coinsurance is at issue.
Clear lines: Coverage Estimate provides independent valuation expertise. Consulting does not replace your agent, broker, or legal counsel. It helps all of them work from a clear, well-understood number.

How it works

Consulting starts with a conversation. Reach out through our contact form or at appraisals@coveragestimate.com and we respond within 1 business day. We will ask what decision you are facing, what documents you have, and your timeline. If the answer requires a new valuation, it follows our standard four-step process described on How It Works.

How this relates to our other services

Consulting is the connective tissue between the reports. It often begins before any report, helping you decide between a condominium insurance appraisal and a replacement cost evaluation. It frequently follows an insurance-to-value analysis that uncovered a gap. And for multi-building communities, it helps boards apply a master policy valuation to their renewal conversation. Answers to general questions are also on our FAQ page.

FAQ

Insurance valuation consulting questions

What boards and advisors ask before engaging us.

Do we need a Coverage Estimate report to use consulting?
No. We can start from the valuation documents you already have, including your current policy's stated values and any prior appraisal, and advise on whether they still serve your needs.
Can you help with a disputed claim?
We can provide valuation perspective where replacement cost, coinsurance, or pre-loss documentation is at issue. We do not negotiate claims, interpret coverage, or give legal advice; those roles belong to your carrier contacts, your representatives, and counsel.
Are you an insurance agent or broker?
No. Coverage Estimate provides independent appraisals and valuation expertise. Placing and selecting coverage is your agent or broker's role; ours is to give everyone an independent, well-documented number to work from.
Can you explain a valuation to our board or owners?
Yes. Explaining what a replacement cost figure includes, why it differs from market value, and why it changed is a core part of consulting.
How do we know when it is time for a new appraisal?
A full appraisal is commonly recommended every 3–5 years, with lighter updates in between. Renovations, major system replacements, a carrier request, or fast-moving local construction costs can justify acting sooner. Consulting helps you weigh those factors.
