Master Policy Insurance Valuations for HOA and Condo Associations

An HOA master policy insurance valuation organizes replacement cost the way your policy is written: by building, by shared structure, and by what the association is actually responsible for insuring. Coverage Estimate structures the values so your board and broker can make coverage decisions with them.

What a master policy valuation is

A master policy is the property insurance an association carries on the buildings and common elements it is responsible for. A master policy valuation establishes replacement cost for exactly that insured property, then presents it in the form the policy needs. Instead of one total for the whole community, you get values aligned to each building and shared structure, with the boundary between association and owner responsibility drawn from your governing documents.

The underlying cost work is the same rigorous replacement cost evaluation Coverage Estimate performs on every engagement. What changes is the organization: this service is built around the policy, not just the property.

Who needs it, and when

This service fits associations whose coverage decisions are more involved than a single building and a single number:

  • Community associations and large residential communities with several buildings, a clubhouse, garages, or other shared structures.
  • Associations whose master policy lists values by building or location, or whose broker needs values broken out that way for placement.
  • Boards reviewing how responsibility is split between the master policy and unit owners' own policies, which depends on the declaration and state law.
  • Renewals where the carrier has questioned the stated values, or where the association is weighing changes to limits or deductibles.
  • Property managers who want consistent, policy-ready values across a portfolio of communities.

What's included

  • Insuring-responsibility review: we read the relevant provisions of your governing documents at intake so the valuation covers what the association insures.
  • Values by building and structure: replacement cost for each insured building, plus shared structures and common elements, organized so they can be matched to the policy.
  • Total insurable value for the master policy, reconciled to the individual values.
  • Component-level cost breakdown, methodology summary, and pricing citations behind every figure.
  • Photo documentation and a signed independent certification, ready for your broker and carrier.

How values support coverage decisions

Accurate, well-organized values do more than set a limit. Depending on the policy, they can affect:

DecisionWhy the valuation matters
Overall limitThe limit should reflect total replacement cost of insured property, not last year's figure indexed upward.
Blanket vs. per-building limitsPer-building values show where a scheduled limit could fall short on any single structure.
Percentage deductiblesSome deductibles, such as certain wind or named-storm deductibles, are a percentage of insured value, so the value drives the dollar amount. Terms vary by carrier and state.
Coinsurance and agreed valuePolicies with coinsurance compare the limit to the value at the time of loss. See insurance-to-value analysis.
Our role: Coverage Estimate provides the independent valuation. Choosing limits, deductibles, and endorsements remains a decision for your board and your agent or broker. If you want help working through those choices, see insurance valuation consulting.

How it works

The engagement follows our four-step process. Intake is where this service differs most: we ask for your current declarations page and policy schedule along with plans, unit mix, and prior appraisals, so the final values line up with how your coverage is written. Inspection, cost analysis, and report delivery follow, typically within 10–15 business days of the site visit. Details are on How It Works.

How this differs from a condominium insurance appraisal

A condominium insurance appraisal answers "what does it cost to rebuild our buildings?" A master policy valuation answers "how should those values be presented for our policy?" Many single-building condominiums need only the appraisal. Multi-building communities, mixed structures, and associations with complex governing documents often benefit from the policy-structured view. If you need the system-by-system detail behind each building, add a building reconstruction cost estimate.

FAQ

Master policy valuation questions

What boards, managers, and brokers ask about policy-structured values.

What does an HOA or condo master policy usually cover?
It covers the buildings and common property the association is responsible for insuring. Whether that extends into units, and how far, depends on the declaration and state law. Unit owners typically insure the rest under their own policies, often called HO-6 policies.
Why break values out by building?
Many master policies list values by building or location, and brokers often need that detail for placement. Per-building values also show whether any single structure would be underinsured under a scheduled limit, even when the community total looks adequate.
How does the valuation affect our deductible?
If your policy has a percentage deductible, such as some wind or named-storm deductibles, the dollar amount is calculated from insured value. A higher, more accurate value can mean a larger dollar deductible. Terms vary by carrier and state, so review them with your agent.
Do you recommend specific limits or endorsements?
We provide the independent valuation and explain what it shows. Limits, deductibles, and endorsements are decisions for your board and your agent or broker. Our consulting service can help you prepare for those conversations.
Can our insurance broker order the valuation?
Yes. Insurance agencies and brokers commission valuations for the associations they place, and property managers order them on behalf of communities. The report is independent regardless of who orders it.
